Aerial photography changed the real estate listing game. A ground-level photo shows a house. A drone photo shows the lot, the neighborhood, the proximity to green space or a busy road, the shape of the backyard, and the scale of the structure relative to everything around it. That context is what buyers actually want when they are evaluating a property they have never visited.
But aerial photos are easy to get wrong. Drone images shot in harsh midday light, with muddy color casts, or at the wrong altitude create a flat, uninspiring result that does not justify the extra effort. This guide covers the full pipeline: where and when to fly, the camera settings that produce usable files, and the specific editing moves that make drone real estate shots look professional.
When to Fly: Light and Conditions
The same golden hour logic that applies to ground-based landscape photography applies directly to real estate drone work. Shooting within two hours of sunrise or sunset gives you directional light that reveals texture in roofing materials, shows landscaping depth, and casts the kind of shadows that make a property look three-dimensional rather than flat.
Midday sun creates harsh shadows from chimneys, trees, and roof peaks that fall across the property in unflattering ways. It also blows out light-colored roofing and washes out the sky. If you cannot choose your shoot time, overcast conditions are actually preferable to direct noon sun: the diffuse cloud cover acts like a giant softbox and produces even, manageable light that is much easier to edit.
Wind is the practical limiting factor for drone photography more often than light is. Most consumer drones handle winds up to about 20 mph before footage stability suffers. Check wind at altitude, not just at ground level: conditions 200 feet up can be significantly different from what you feel standing on the driveway.
Camera Settings for Drone Real Estate Shots
The cameras on modern real estate drones, including the DJI Mini 3 Pro, Air 3, and Mavic 3 Classic, are capable of producing excellent stills when set up correctly. The default auto settings are a starting point, not a finished product.
Shoot RAW
Always shoot RAW for real estate drone stills. The dynamic range difference between a RAW and a JPEG from a drone camera is significant, and sky recovery is where that difference matters most. A RAW file from a DJI camera can recover several stops of overexposed sky detail; a JPEG will just show white blowout that no editing can fix.
Aperture and depth of field
Most drone cameras have a fixed or limited aperture range. The DJI Mini 3 Pro, for example, has a fixed f/1.7 aperture. Larger drones with adjustable aperture should be set between f/4 and f/8 for maximum sharpness across the full frame. Understanding your aperture settings matters even on drone cameras: diffraction softening becomes noticeable above f/11 on small sensors, so do not stop down further than necessary trying to maximize depth of field.
Exposure and ISO
Expose to the right where possible: get the histogram as bright as it can go without clipping important highlights. This minimizes noise in the shadow areas. Drone sensors are small and noise becomes visible quickly as ISO rises. Keep ISO at base (100 or 200) whenever conditions allow. If you are flying near dusk and need to raise ISO, go no higher than 400-800 before noise becomes a problem in the shadow areas of the property.
Set your shutter speed manually rather than relying on auto. A general starting point for drone stills is 1/500th in bright conditions. You do not need the motion-blur avoiding rules that videographers follow; stills from a hovering drone at this shutter speed will be tack sharp.
Composition: Altitude and Angle
Altitude is where most new drone real estate photographers go wrong. Flying straight up to 400 feet and pointing the camera straight down produces a map, not a photo. The shots that actually sell listings are taken from 80 to 150 feet with the camera angled between 30 and 60 degrees below horizontal.
At this altitude and angle, you can see the front of the house, the landscaping, the driveway, and enough context to give buyers a sense of the lot. The house reads as a recognizable structure rather than a top-down shape. Experiment with shooting from the four cardinal directions around the property and the one or two that capture the best facade will be obvious immediately.
For listing shots, include a hero aerial (the main exterior with context), a tight overhead of the lot to show boundaries and features, and at least one shot that shows the neighborhood relationship, including proximity to roads, parks, or water features that would appear in the listing description.
Editing Drone Real Estate Photos in Lightroom
The editing approach for drone stills differs from interior editing in key ways. Skies need to be recovered rather than just brightened, grass and foliage tones need to read as natural green rather than the yellow-green that often comes out of drone cameras, and the overall color temperature tends to run cool in open sky conditions.
Starting preset adjustments
A drone exterior preset typically starts warmer than the camera’s auto white balance: add 200-400K above auto to get rid of the cold blue cast in midday shots. Pull highlights down aggressively (-60 to -80) to recover sky and roof detail. Add clarity at +15 to +20 to sharpen rooflines, tree canopy, and pavement texture. Sky replacement vs. sky recovery
Lightroom’s sky replacement tool (available in the Masking panel) has become a practical tool for real estate work. On overcast days the sky itself is gray and flat; replacing it with a clean blue sky with natural clouds improves the image significantly. The key is to use skies that look plausible for the location and season, and to check the edge masking around trees and roof peaks carefully since AI masking is not perfect in complex boundary areas.
When you shoot in good conditions and the sky has actual color and cloud detail, recovery is preferable to replacement. Pull highlights down until the blue sky reads properly, then use a graduated filter to brighten the property without lifting the already-recovered sky back up.
Green and foliage correction
Drone cameras often render green foliage with an excess of yellow. In the HSL panel, shift hue for both yellow and green slightly toward the blue/teal end to get more natural grass and tree tones. Saturation for green can be reduced slightly (-10 to -15) if the foliage looks neon. This is a consistent enough issue that it belongs in your drone base preset rather than something you address manually each time.
The DJI Mini 3 Pro (B&H) remains one of the most practical drones for real estate work: compact enough to carry easily, capable of RAW stills, and legal to fly near residential structures in most jurisdictions without a Part 107 waiver.
Drone photography rewards preparation more than most other types of real estate work. Knowing the light, the optimal altitude, and having a tested preset in place means the actual shoot takes 20-30 minutes and the editing takes another 15.
