Ask any real estate photographer what their most common editing challenge is and window exposure comes up immediately. Shoot the room correctly and the windows blow out to white. Expose for the windows and the room goes dark. The window pull technique in Lightroom solves this through targeted masking and exposure control rather than by shooting multiple exposures, though it works well in combination with HDR brackets too.
When the technique works best: when your RAW file captured enough window detail to recover. A window that is 3-4 stops over the room exposure can usually be recovered from a single RAW file. More than that, and you will need a bracketed exposure specifically exposed for the windows to blend in.
Why Windows Blow Out in Interior Photography
The dynamic range problem in interior photography is real. The outdoor scene through a window on a bright day might be 12-14 stops brighter than the room interior. A camera sensor can hold roughly 14-15 stops in a single exposure. If you expose for the room, the window is sitting 4-6 stops above your exposure, well outside the recoverable range from most cameras.
Shoot at f/8 for interior depth of field (which is the right call for most room photography) and a correct room exposure might be around 1 second at ISO 200. The outdoor scene requires 1/250 second at the same ISO. That is an 8-stop gap, which no single exposure can bridge cleanly. What you can recover depends on how much detail the sensor actually recorded in the highlight region of the RAW file before it clipped.
This is why aperture choices matter for real estate work: wider apertures reduce the shutter speed required for the room exposure, narrowing the gap between the room and window exposure requirement slightly. Shooting at f/5.6 instead of f/8 helps, but does not eliminate the problem.
Step-by-Step: The Window Pull in Lightroom
Step 1: Apply your base preset and global adjustments
Start with your standard real estate preset applied. Pull highlights down to your preset setting, usually -60 to -80. Check how much window detail has been recovered. If the windows are reading close to correct with just the highlights slider, the rest of the technique becomes a refinement. If they are still clipped or significantly overexposed, the masking work will need to do more of the heavy lifting.
Step 2: Create a luminosity mask for the windows
Open the Masking panel (the icon that looks like a circle with a dashed border, or press Shift + W). Choose Luminance Range from the Add New Mask dropdown. Lightroom allows you to target a specific brightness range in the image. Drag the selection so it covers only the bright window tones, typically the upper 30-40% of the luminance range.
Use the Refine controls to smooth the transition and make the mask feather naturally at the window edges rather than cutting off abruptly. A smooth feather prevents the visible line that would otherwise appear at the junction of the edited and unedited areas.
Step 3: Pull the masked exposure down
With the luminance mask active, reduce exposure for the mask only. Depending on how overexposed the windows were, this might be -0.7 to -2 stops. Pull highlights further within the mask as well. Watch the window areas carefully in the image: you are looking for the point where the view through the window reads as correctly exposed without affecting the room exposure at all.
At this point the technique diverges depending on what is actually visible through the windows. Recovering sky detail or garden view is straightforward. If you want to show a specific view that was not captured in the exposure (often the case at midday when outdoor scenes are far too bright), a sky replacement or window view composite in Photoshop becomes necessary.
Step 4: Use a drawn mask for problem windows
Luminance masks sometimes select bright surfaces inside the room along with the windows: white countertops, bright appliances, ceiling fixtures. When that happens, add a Subtract mask using the Brush tool, painting over the interior areas that should not be darkened. Lightroom’s masking system allows additive and subtractive operations on the same mask, so you can start with the luminance selection and then manually remove the areas that should not be included.
When to Use the Window Pull Technique vs. HDR Bracketing
The window pull from a single RAW file is faster than shooting HDR brackets and produces results that are indistinguishable in most cases where the contrast ratio is manageable. Use it when:
- The window is 3-5 stops brighter than the room in the RAW file
- You did not bracket the shot and this is the only file you have
- The view through the window does not need to be shown clearly (a blurred garden or neutral sky is sufficient)
- Editing speed matters more than pixel-level perfection at the window edges
Use HDR bracketing instead when:
- The window view is a selling feature of the property (ocean view, city skyline, mountain backdrop)
- The contrast ratio exceeds what a single RAW can hold
- You are working on a luxury property where the editing standard is very high
- The window occupies a large portion of the frame and any blending artifacts will be visible
Combining Window Pull With an External Window Exposure
For the cleanest results when the window view matters, the professional method is to shoot a separate exposure specifically for the windows: camera on tripod, same composition, but exposed for the outdoor scene through the glass. This gives you a file with the view correctly exposed and the room properly underexposed.
Blend the two in Lightroom using a hand-painted brush mask or in Photoshop using layer masks. The result is an image where both the room and the view through the windows look as they should, with no compromise between the two. This workflow takes slightly more time than the single-file window pull, but for the right properties it is the definitive approach.
One practical note on timing: if the windows are north-facing, the exterior scene will always be significantly cooler in color temperature than south or west-facing windows in afternoon light. When you apply the window mask and pull exposure down on a north window, also consider adding a slight warm white balance shift within that masked area using the Temperature slider in the mask adjustment. This keeps the view through the window from looking oddly blue relative to the warm-toned room.
Mastering the window pull technique changes how you think about real estate shooting as well as editing. When you know you can recover windows in post from a single exposure, you shoot with more confidence in marginal lighting conditions, and the overall quality and consistency of your delivered images improves as a result.
